Before anything else, understand this: every person who facilitates a real estate transaction for any compensation must be RERA registered. This is Section 9(1) of the RERA Act 2016. There are no exceptions for:

Step 3: Register with Your State RERA Authority

RERA registration is state-specific. You register with the state where you facilitate transactions — not a central body. If you operate in multiple states, you need registration in each.

The General Registration Process

  1. Visit your state RERA authority's official portal
  2. Create an account using your mobile number and email
  3. Select "Real Estate Agent Registration" from the menu
  4. Fill the application form with personal and professional details

  6. Pay the registration fee online (Razorpay/SBI Collect depending on state)
  7. Submit and note your application reference number
  8. Authority reviews application — may request additional documents
  9. Upon approval: download your RERA Registration Certificate with unique registration number

Step 4: State-Specific Additional Requirements

🏛️ Maharashtra — COC Mandatory

From January 2024, MahaRERA requires all agents to complete the Certificate of Competency (COC) before registration or renewal. This requires: (1) 20 hours of training from an empanelled provider (NAREDCO, REMI, RAGC); (2) passing an IBPS-administered online exam (50 MCQs, 40% pass mark); (3) submitting the COC certificate with the registration application. Without COC, registration cannot be obtained or renewed in Maharashtra.

📋 Uttar Pradesh — Mandatory Training

UP-RERA requires all new agent registrants to complete a mandatory 4-day training programme conducted by UP-RERA and pass an examination before registration is granted. Check the UP-RERA portal for current training schedules.

📑 Punjab — PAPRA Compliance

Punjab agents must also be aware of PAPRA (Punjab Apartment and Property Regulation Act) which applies alongside RERA for certain categories of colony and apartment transactions. Check whether PAPRA registration is also required for your specific transaction type.

Frequently Asked Questions

Do I need a degree to become a real estate agent?
No. RERA prescribes no minimum educational qualification. However, states like Maharashtra require the COC exam, and professional certifications like CREP™ significantly improve your knowledge, credibility, and client trust.
Can I operate as a real estate agent under someone else's registration?
No. RERA registration is personal — you cannot operate under someone else's registration number. Every individual must be independently registered. Working under an unregistered arrangement makes you personally liable for the ₹10,000/day penalty.
Can I work in real estate part-time while keeping my current job?
Yes. RERA does not require full-time dedication. Many successful agents start part-time. But you still need individual RERA registration before facilitating any transaction, regardless of whether it is your primary income.
Does registration in one state cover all states?
