HRERA operates through two geographic benches. Your registration, project complaints, and any RERA proceedings are handled by the bench covering your area. There is no practical difference in fee, documents, or process — the distinction is geographic jurisdiction.

Tricity Agents — You Likely Need Two Registrations
If you work in both Panchkula (Haryana — Panchkula bench) and Mohali (Punjab — RERA Punjab), you need separate registrations with HRERA and RERA Punjab. Panchkula is Haryana; Mohali is Punjab. One registration does not cover both states.

Go to hrera.org.in
Navigate to the official HRERA portal. Look for "Registration" → "Real Estate Agent Registration." Do not use third-party sites that claim to process HRERA registrations.

Select agent type
Individual / Proprietorship / Partnership / LLP / Private Limited / Public Limited. Choose correctly — fees and documents differ.

Create account / login
Register with your mobile number and email. Verify via OTP. Keep credentials safe — this is your permanent HRERA account.

Fill the application form
Personal details, business address, professional background, nature of transactions you facilitate (residential/commercial/both). Be accurate — false information is a RERA Section 60 violation.

Upload documents
All documents scanned clearly. Maximum file size per document is typically 2–5 MB. PDF preferred; JPG also accepted. Unclear scans are the most common reason for delays.

Select bench
Choose Gurugram bench or Panchkula bench based on your operating area. If you operate across both, register at the bench covering your primary area. You may need a separate registration for the other bench.

Pay ₹10,000 online
Payment through the portal gateway. Keep the payment receipt — you will need it as proof if any processing issue arises.

Submit and note application number
Track status through the portal. If no decision within 30 days, registration is deemed granted under Section 9(3).

Download your HRERA certificate
Once approved, download and save. Your unique HRERA registration number must appear on all transaction documents, correspondence, and marketing materials.

Haryana-Specific Due Diligence — What HRERA Agents Must Check

Beyond RERA registration, Haryana agents must be familiar with these state-specific checks:

DTCP Licence (for colonies)
Haryana plots in non-HRERA-registered colonies must be verified through the DTCP (Directorate of Town and Country Planning, Haryana) — dgtcpharyana.gov.in
HSVP Allotments
HSVP (Haryana Shehri Vikas Pradhikaran, formerly HUDA) plots and sectors — check allotment letters, possession certificates, and conveyance deeds from HSVP records
Jamabandi Verification
All land-level title verification in Haryana is through Jamabandi — jamabandi.nic.in (Haryana portal). Verify ownership, khasra details, and any encumbrances before recommending any plot or land transaction
CLU Verification
Any project on agricultural land must have CLU (Change of Land Use) from DTCP. Verify before recommending any non-urban plot development
RERA project QPR check
hrera.org.in maintains QPRs for all HRERA-registered projects — check escrow balance, construction progress, and complaint history before marketing any project
Gurugram MCG/GMDA approvals
For projects within municipal limits in Gurugram, verify MCG (Municipal Corporation Gurugram) building plan approvals separately from HRERA registration

After Registration — Ongoing Obligations

Display your HRERA number everywhere: On all booking forms, correspondence, commission invoices, and any marketing material for specific projects — including Instagram posts and WhatsApp broadcasts about properties.

Verify every project on hrera.org.in before marketing: Registration number, QPR status, complaint history. Screenshot and date the verification for your records.

Maintain client and transaction records: HRERA can inspect under Section 26. Keep files organised — even a basic Google Drive folder system is sufficient.

Renew before 5 years: HRERA registration must be renewed before expiry. Operating on expired registration = operating without registration = ₹10,000/day penalty.

Update details if your business changes: New address, new partner/director, change in business entity — update your HRERA profile promptly.
